Owners — three things are in motion before the holidays, plus a few notes from around the grounds. Willow Bend remains a 340-lot community on the Westfield Homes plat (Ada County Instrument 104098765), with dues at $285 per Lot per quarter.
Nominations closed 25 November. Four Owners are running for three seats: Ellen Marsh (Lot 118), Dan Okafor (Lot 204), Sue Lindqvist (Lot 17), and Ray Thorne (Lot 311). Under Section 6.03 of the Declaration, the Board certifies the list before the packet mails on Tuesday, 2 December 2026. Candidate statements travel with the ballots. Ballots are due 30 December 2026. One vote per Lot; cumulative voting is allowed under the Bylaws. Priya Shah (President) and Marcus Hale (Vice President) are not on this ballot.
The Board is asking whether Tuesday at 6:00 p.m. still works for regular meetings. As of this writing, 61 percent of Lots have answered. The survey closes 4 December 2026. Totals only — no names published. Take it on the Owner portal under Surveys. Final results will be reported after the close date.
Three bids are in for common-area landscape maintenance:
The Board opens them together on 2 December. Scope includes mowing, willow-corridor pruning twice a year, irrigation start-up and winterization, and beds at the playground and pool deck. The award, when made, will be posted with the numbers attached.
The engineer delivers a draft update on 11 December 2026, before any dues discussion for 2027. The 2023 study places the capital reserve at 62 percent funded ($890,400). Pool plaster is on the horizon for 2028; road overlay remains on the multi-year schedule in the study.
