4. Road Overlay Schedule (Summary)

Association-maintained streets are on a rolling seal-coat and overlay program. The 2023 study recommends continuing phased work rather than a single community-wide mill-and-overlay, to smooth cash flow and match observed pavement condition. Owners should expect periodic lane restrictions during overlay seasons; private driveways remain Owner responsibility.

5. Assumptions and Limitations

Costs are in 2023 dollars with inflation factors stated in the full report. Useful lives assume ordinary maintenance (including landscape care under the common-area contract and winterization of the pool). The study does not fund private Lot improvements, shou sugi ban cladding on homes, or City/County public improvements outside Association Property.

6. Next Update

The Board has engaged an update with draft delivery on 11 December 2026, before 2027 dues discussions. That update should refresh percent-funded status, pool plaster pricing, and the road overlay calendar. Until then, this 2023 summary remains the Association’s published baseline (62% funded; capital reserve $890,400 as of 30 November 2025 reporting).
