1. General Description

Willow Bend Subdivision is a residential planned development in Meridian, Ada County, Idaho, subdivided by Westfield Homes. The plat establishes three hundred forty (340) single-family residential lots across four (4) phases, together with common lots and tracts dedicated or conveyed for Association Property, public utility easements, and access as labeled on the plat sheets.

3. Common Areas and Amenities (as developed)

Association ownership and maintenance of these areas are governed by the Master Declaration recorded 14 June 2006 as Instrument No. 106221440, as amended, and by the Articles of Willow Bend Homeowners Association, Inc. (entity W-44821).

4. Design Intent Noted for Owners

Although architectural standards are set in the Declaration and Design Guidelines rather than on the plat face, Willow Bend was developed toward a consistent street elevation character: shou sugi ban (charred cedar) or charcoal-stained cladding, steel or dark metal windows, ornamental grasses in front yards, and turf limited to rear yards. Easements on the plat for drainage and utilities must be kept free of permanent structures unless approved by the holder of the easement and the ACC where applicable.

The recorded plat bears the certificates of the preparing land surveyor, owner’s dedication, City of Meridian / Ada County approval blocks, and recorder’s stamp under Instrument No. 104098765.
