HOW IT WORKS
  1. Read the Design GuidelinesThey set what the committee looks for. Street elevations stay in shou sugi ban or an approved charcoal stain. Painting, re-roofing, windows, decks, additions, landscaping and tree removal all start here. Design Guidelines, restated 2019
  2. Complete the application and send it to Westgate with the feeThe form asks for owner, architect and contractor details, type of review, and what is being built. Two sets of documents for a preliminary review submittal, three for a final construction submittal. Cheques payable to Willow Bend Homeowners Association. Form to be posted here
  3. Neighbours within 300 feet are noticedThey receive twenty days written notice of the meeting and may review the proposal at the Association office, or ask for a digital copy. Notice and Appeal Rules
  4. Committee decidesNotice of the action taken is mailed within thirty days of the meeting that follows a complete application. The contractor attends and provides a signed copy of the construction rules.
FEES AND DEPOSITS
$3,250New home · $750 fee and $2,500 construction deposit
$1,350Addition or remodel · $350 fee and $1,000 deposit
$825Major landscaping · $325 fee and $500 deposit
$100Minor landscape or architectural work · fee only

Fees help cover the committee’s costs. Deposits assure compliance with Design Guidelines, Master Declaration and approved submittal. A preliminary review submittal and administrative review improvements carry no fee.
