An independent survey of the property the association must eventually replace, and of how much to set aside each year to be ready. Section 10.02 requires reserves for the streets, recreational facilities, pumps, flood control and avalanche control. The funding level says how far the money on hand goes towards what the study calls for.

The 2023 reserve study funds a 2028 pool plaster from the capital reserve. Association roads stay on a ten-year overlay rather than a single replacement. The landscape contract for 2027–2029 is out to bid; three sealed bids sit with the board. Construction on Association Property over $75,000 still needs a membership vote under the CC&Rs.
